Additionally, even if the Property Manager is currently licensed, if he is not keeping up his end of the contract by doing the work that you contracted for, he has breeched the contract.  A contract is a two-way street.  Read your contract thoroughly and document whether the Property Manager has broken the contract...

For the future, think about joining a Landlord Association in the area where your rental property is located so that you can ask other Landlords for referrals to qualified people to assist you.  Try doing an online search to see if you can locate one.

Is he currently unlicensed?  I would contact him ASAP and be sure he IS currently licensed.  If licensing is required in your area, and he no longer has a license, that may be good reason to break your contract.  He cannot act as a PM if he is required to be licensed and his license has already expired.  He would be unqualified for the job. Perhaps he meant his license was going to expire this year and he was not going to renew it.  Ask for a copy of his license.

I have a property manager overseeing my property.  he's doing a horible job and i signed a 1 yr agreement with him that doesn't expire until august.  he sent me an email a couple weeks ago and said his property mgmt license expired and he's not going to renew. wouldn't that void our contract now that he is no longer licensed?  i need a new property manager asap and i need to get out of my contract with my current property manager.  any advise?
