Tenant informed us the second week of february that she wanted to break her lease at the end of February because she had been broken into twice (we beleive it was her ex-boyfriend breaking the door down because nothing was actually stolen and we immediately fixed and tried to reinforce the door both times).  We said fine, but she still had not paid February rent and she would need to do that.

 

She never paid the rent and abandoned the apartment, left water running in the tub racking up a huge water bill (we pay the water because it isn't split) and left a bunch of stuff there.  We attempted several times to get her to sign a form saying she was breaking the lease, ,but could never get a hold of her.  We even sent a certified copy to her mother's house (emergency contact) which was signed for by her mother and is where we beleive she moved to.

 

My husband went over at the beginning of the month and started cleaning some stuff out, but we then went on vacation and just recently went back.  The door had been kicked in again and most of the furniture was gone along with a lot of cleaning that my husband didn't do.  A key was left on the counter (we had changed the locks at the beginning of March) for the old locks so we are guessing it was her returning.

 

What are we supposed to do legally?  She still has a lease for another 5 months, but has not paid rent for the last 2 and has not lived there for 1.5 of those months.  We can not get a hold of her after several attempts (downstairs tenant with testify how many times I was there attempting to get paers signed since I checked in with him each time)  This in in Pennsylvania.
