I charge $35 for any check that will not clear for insufficient funds at the time of writing (not just those that are returned to me for NSF), plus the normal late fees.  It also says I reserve the right to refuse future checks.

My lease reads:

Returned checks are considered as unpaid rent and such a service fee of twenty five ($25) dollars will be charged, plus the ten (10) percent late fee.  In the event of a returned check, the amount in question will be due immediately, payable by money order or cashier's check only, including the service and late fees.  After two (2) returned checks, all future rent payments must be made by money order or cashier's check.  Returned checks used for deposit or first months rent will automatically void this agreement.

It is a good rule of thumb to charge what the bank charges you for an NSF check plus any other fees.  My lease states "There will be a $25.00 fee for returned checks, regardless of reason, and any additional fees charged to Owner by institution".  You can call a landlord/tenant association for wording or look on a lease designed specifically for your state.

I do not see anywhere that I cannot charge a returned check fee and nothing was written into our rules/lease so since I am redoing the rules, I'm adding it.  I am going to see what the bank charges and just charge that amount.  Anyone have any wording for that clause?

Property is in WI.

Thanks:)
