Chicago LL, I also have not had luck with Craigslist or newspaper ads in Texas.  Signs in front and flyers work best for our townhouses.  Even though flyers are a definite plus, make sure you have all the pertinent info necessary about your townhouse on the flyer so that the ones that do call would like to view it.  Add pictures to your flyer to give them an idea how it looks.  Also, make sure you have extra flyers readily available at the beginning as you will run out quickly.  You can buy the stand up or tube type canister for the flyers at Home Depot or Lowes.  Hope you lease your townhouse soon.  Thanks for the sites.

Here is a list of websites I am found while doing research

1) Craigslist
2) postlets.com ( this site lets you create high quality template for free or $5)
3) oodle.com
4) trulia.com

5) propertynut.com ( this is paid one, for $10 they will repost to many may websites, they are very popular in  AZ, but someone told me they are pretty efffective in other areas too.

6) Google base. ( thanks to you!).

For your craigslist post, make sure you have some good pictures.  Pictures will improve your response rate 100 times, then if you don't.

If you have a place for a webpage, setup a web page and put a link in your craigslist ad to the webpage.  This gives you more room for pictures.

The $3 sign from Lowes will will get you the most calls, if you are able to place it somewhere on a main road near the place that has alot of traffic.  I find that the quality of application from craigslist tends to be a bit higher (probably because it implies they are at least educated and weathly enough to have internet access and a computer) but you can still get a few quality applications.

Another thing that I've done that seem to generate a few responses:
Google has a thing called Base (if you have a gmail account, hit the My Account link, and in the list of My Products is "Base")
You can advertise here.  The thing is most people don't search this directly, but it puts your propery to Google's database, with a link to your webpage, and then every rental advertising site under the sun picks up your ad too.  After I did this, I got calls from people that found my ad on sites I had never heard of.

I found that local advertising in newspapers doesn't work at all anymore.  Wasted $200 on that last time, and got zero response.

Your millage may vary though.  Good luck.

Hi Gurus,

I am trying to rent my town house. I am looking for  some tenant placement service tips.

For me Craigslist is not working.

What all websites should I try? I  also purchased tenantmarket.com subscribtion without any luck so far.

Please provide any tips on how to market my town home most effectively?
