Read through the Lease and the Landlord Tenant Laws for the State/County/City where the rental property is located to find out how repair requests are to be handled and follow the Lease and/or Laws that apply.  If you are having a problem that you'd like your Landlord to take a look at, write a polite letter to your Landlord and ask him/her to repair the problem.  Ask your Landlord for a written reply to your request that will give you an idea of when the problem will be looked at.  Verbal conversations cannot later be proven, so it is best to have a written repair request on file.  The Landlord is under no obligation to use your suggested repair person and/or accept your repair person's opinion about the matter.  In general, unless the situation is life-threatening and/or the property is deemed "uninhabitable", the Landlord would legally be allowed a reasonalbe time-frame to have the repair request reviewed and any necessary work completed.


Let us know what you find out by reading through your Lease and the appropriate Landlord Tenant Laws...

We have told the landlord that our friend is an electrician and could give he a

better than fair price on fixing the wiring in the house.  Showed her that the outlets make all the lights flicker, some don't even work, all through out the house.  Electrician said that it is a potential fire hazard.  We asked last month for her to fix.  She ignored it, now wants this months rent and says she will try to get an electrician out this month.??  Can't I withhold rent??
