As soon as rent goes unpaid, start an eviction process by following State Landlord Tenant Laws as soon as legally possible.  Do not delay.  If you do not have an experienced Landlord Tenant Attorney who is experienced with evictions and practices in the same area that your rental property is located, get on the phone and find one...

My renters gave me a 30 day notice and then sent me a certified letter which I recieved today.  Yesterday they called me and told me they were trying to close on a house the end of the month and some things had come up on their credit.  They need to get the items situated before they close so they informed me they would not be paying the July rent.  Anyone suggest what to do.  I am in Florida and I think I can hand deliver a letter to them, specifing I want them out with in a certain time frame.  Legally I can not make them move and by the time I get the eviction procedure done they will have already moved out.  Help!!!! How do I collect money and get them out of my place.
