| 2 nice a guy, it is correct that you cannot charge for your own labor in Texas, but you can pay a relative or friend. Didn't your brother help you with the repairs and busted his behind also?

From previous posts, LLs in TX have said they can't deduct for their own labor. Hopefully someone else will verify this info. Yolanda? I try to ask this question every couple of months to keep abreast of other state's statutes. (Yes, I keep a list on this as I have relatives and friends who are LLs in other states.)
If you are in a state where you cannot charge for your own labor, you can hire someone else to do the work and deduct their labor costs for the necessary cleaning beyond wear and tear. 80 hours is a lot of work to put in for free. (I can charge a reasonable rate per hour for my labor in OH.) I'd start hiring someone to do this work for me. Just get a receipt for the work done and be sure it is itemized with exactly what work they did and how long each job took.

| You must post the state your rental is in for an accurate reply. This varies by state, some allow it, some don't.

A tenant recently moved out and left my home destroyed and trashed. I cleaned and did the repairs myself, 8 days @ 10 hours/day. I was told that I cannot deduct money from the security deposit for my time since home repair and remodeling is not my profession.
Is that true? If that is, then why should I bust my butt and do the work myself to save my tenant's a buck and give them more of their deposit back?
Any help is appreciated.
