| T, I can understand your frustration about the light bulbs, it is the principal of it all. Tenants get upset with LL's also, because they are charged for light bulbs at move-out and it causes undue problems. Just ask your LL for the light bulbs or note it on the move-in checklist as suggested to you. A move-in checklist is a very critical form to have when you move out. It will save a lot of frustrations for both the LL and tenant. The ceiling fan is operable by pulling the cord. There is no statatue that I am aware of that states it must have a switch. If that many switches are inoperable, they should be repaired as well as the locks. In reference to the garage door opener, the light switch and opener might be on the same circuit and an opener cannot be used. I bought a house like this not knowing this. It would have to be repaired by rewiring. I qualified the tenant about it prior to move in that they would not have a garage door opener. She was just happy that she had a garage. As recommended, it is very important that you write a letter to your landlord about the repairs for the locks, opener, and switches. Try to work with your landlord the best you can without getting upset. Perhaps you can do a walk-through together. Save your frustrations if the repairs for the locks, opener and switches "do not get done"! Don't be so quick to judge them as the worst landlords without giving them a chance. | Something tells me that they could be saying the same about you. If you can't even change your own light bulbs, you won't make a very good tenant. Flip the breakers, write your repair letter, and change your own light bulbs. No LL is going to change your light bulbs for you. If you like, you can mention in the repair letter that 10 light bulbs were burnt out when you moved in so you won't be responsible for burnt out light bulbs when you leave. That will make you even $$$ wise.

| It's not the fact that I don't want to pay for the lightbulbs! It's the fact that they need to do what they say! If they tell me that there will be lightbulbs there better dang well be light bulbs! They are turning out to be the worst landlords!

| For heavens sake Tweetty102, you're squabbling over $2.50 of light bulbs! You can get them 4/$1 at any dollar store! Take some initiative for yourself. If you start complaining about small things like light bulbs this early in your lease, you will soon find that your lease will not be renewed. Save the repair requests for important things like the locks and the switches (if they do not turn on with the circuit breaker). That breaker could have been turned off by a contractor (who forgot to turn it back on) or from a power surge from a recent storm. Flip them all off them back on. It isn't necessarily an indication of an wiring problem. If the bulbs keep burning out quickly, then put in a repair request for those.

| I do not think that it should be my responsiblity to replace what they said would be there. One of the contracts that we signed stated that all of the bulbs would be there and that we just needed to replace the burnt out ones. Total, there were about 10 lightbulbs throughout the house that were missing. If this is due to an electrical problem though, I do not want to be replacing lightbulbs all the time. They will need to fix the wiring.

Write a letter to the LL noting the condition of the premises upon move in. Make sure you keep a copy of this for yourself. Head this letter as "Condition of Property at Move-in". Note specifically that while it was included in the rental, no garge door opener was provided to you.
With this leter, send a written repair request asking for repairs to the locks or keys for those locks. Check your circuit breakers by flipping each one off then back on. If the switches in question still do not work, add those items to the repair request. Also request the garage door opener that wasto be included in the rental but you did not receive. Keep a copy of this repair request also.
Send both of these to the LL by certified mail, return receipt requested, and keep the receipt when it comes with the above copies.
You can replace the light bulbs yourself. 3 light bulbs should cost you a dollar or two.

We recently signed a 1 year lease on a house. We had problems getting the keys that worked at first and now we only have 1 key that unlocks the regular lock on the front door. No keys for the deadbolt, back garage door, or the door that leads into the house from the garage. Do they have to remedy this?
Also, we were told that there was a remote garage door opener left in the house for us. No so. The only way that we would be able to open the garage door would be to walk all the way through the house and then to the back door to push the button inside of the garage.
Another thing is that a bunch of the light switches do not work. There is a ceiling fan in the living room but the only way to turn it on is to actually walk into the living room and pull the cord. Not to mention that 3 out of the 4 light bulbs are missing. Our contract said that it should be equiped with lights. They have to fix all of the out lights right?
Oh yeah. We are in Montana.
Someone please give me some advice on this. Thanks.
