| I recently moved from a house I rented for 8 years 3 months. I asked my landlord for a pre--inspection so i could do what was needed to get my security deposit back. She gave me a list but included that it wasn't 100 percent accurate since she didn't go room to room. I scrubbed the tile, bathrooms, etc. Cleaned the grout with a toothbrush on floor and counters. The house was VERY clean, but she wanted it as clean as it was when I moved in based on her video dated 8 years ago! It would be impossible for the house to look as clean as it did over 8 years ago!!! She sent me a partial refund citing: $50.00 to get walls paint ready (I had filled nail holes as she requested and walls needed to be paint ready), $300 for cleaning ((her friend works for a property management Co and said $300 would get it ready to move in. $450.00 to repair a kicked in door jamb (somoene had kicked me my garage door and ruined the jamb and since I didn't report it I have to pay which is fine but as she stated in her letter she has to replace the entire door because it was weathered(her expense) so i feel that I am not just paying for the jamb but the whole thing! By the way, I was never late, fixed all sprinklers, leaks, and minor repairs myself and waited over a year for a leak in the ceiling and blown down fence to be fixed. Also, there is a question as to the amount she owes me. My signed contract says I paid first and last and security. I paid my last months rent before I looked at my contract but she says I only paid a security deposit. Neither of us have bank records (too long ago). She listed two check numbers and said one was rent and one was a deposit, but the contract says diifferent. Any adviice
