Thank you so much for your reply.  Do you know if this is posted anywhere just in case he decides to take some of our security deposit.  I am trying to get enough paperwork together just in case.

Deductions can be made for carpet that is stained or ruined due to tenant use.  However, any deductions must be  depreciated for the remaining life expectancy of the carpet.  A carpet that is 11 years old does not have any remaining life left in the it unless a LL uses an unusually long depreciation schedule on her taxes.  Most LLs use between 5-10 years for depreciation for the IRS.  Any carpet older than that is valueless since the cost has already been totally depreciated for taxes.  You should not have any deduction made for an 11 year old carpet.

We have been living in our house for 11 years.  When I moved in I had a 4 year old and was pregnant.  When I came to look at the house for the first time with my mom and a friend, our landlord told us that he had paid $1500 to carpet the entire house (cheap!!).  Anyway, it has been 11 years and the carpet is not in great shape.  I can't seem to find "carpet" under any normal wear and tear and I refuse not to get my security deposit back because his cheap carpet holds a stain.  We have had carpet cleaners in twice and some stains remain.  The worst of it is in the high traffic areas.  If anyone knows any info....please help!!
